1. Introduction

“Family Compounds” (collectively, “Family Compounds,” “we,” “us,” and “our”) recognizes the importance of protecting the privacy of the personal information you provide to us. Family Compounds operates a consumer-facing website that (a) publishes articles, guides, floor-plan features, and other editorial content about family compound homes; (b) hosts a “Family Compounds for Sale” directory through which property owners and real estate agents may pay to publish property listings and through which visitors may submit inquiries about listed properties (the “Listings”); (c) offers forms through which you may ask us to connect you with third-party building kit providers, builders, or lenders (the “Referral Services”); and (d) offers for sale digital guides, programs, trackers, plans, and related products (the “Products”).

“Personal information” means information that identifies, relates to, describes, is capable of being associated with, or could reasonably be linked, directly or indirectly, with a particular consumer or household. “Personal information” does not include publicly available information (e.g., information from government records or information lawfully made available to the general public), deidentified information, or aggregate consumer information. If we process deidentified information, we publicly commit to maintain and use deidentified information only in deidentified form, not to attempt to reidentify it, and to contractually obligate recipients to do the same.

We have developed this Privacy Policy (the “Policy”) so that you can make educated and informed decisions about the personal information that you entrust to us when you use www.FamilyCompounds.com and any other website, mobile website, social media site, email or text-message exchange of information, and any other digital platform, including any services, features, pages, and functions contained or offered therein, that are owned, operated, or provided by Family Compounds (collectively, the “Site”), and so you understand how we collect, use, disclose, and otherwise manage this information.

This Policy is incorporated into our Terms of Service. If there are any terms in this Policy or in our Terms of Service to which you do not agree, you must discontinue your use of the Site. PLEASE READ THIS PRIVACY POLICY CAREFULLY. BY USING OUR SITE, YOU ACKNOWLEDGE THAT YOU HAVE READ, UNDERSTAND, AND AGREE TO THE TERMS OF THIS PRIVACY POLICY. If you do not agree with this Policy, do not use the Site or provide personal information to us.

This Policy is written in the English language. We do not guarantee the accuracy of any translated versions of this Policy. To the extent any translated versions conflict with the English language version, the English language version shall control. Our Site is intended for United States residents only.

This Policy should be read in conjunction with our Terms of Service. Any terms not defined in this Policy shall have the meaning given to them in the Terms of Service.


2. Scope

This Policy applies to personal information collected through the Site, including when you browse the Site and view content and advertisements displayed on it, purchase Products, create a Listing account and submit or pay for a Listing, submit an inquiry about a Listing, use the Referral Services, sign up for emails or SMS alerts, or otherwise communicate with us.


3. Children and Individuals Under the Age of Eighteen

We are committed to protecting the privacy of children. Our Site is not intended for or directed to persons under eighteen (18) years of age. IF YOU ARE UNDER THE AGE OF EIGHTEEN (18) YOU ARE NOT AUTHORIZED TO USE OUR SITE, EVEN IF YOU HAVE OBTAINED PARENTAL CONSENT TO DO SO. We do not knowingly collect, request, process, or disclose data of persons under eighteen (18). Upon notice that a person under eighteen (18) has provided us with personal information, or that another party has otherwise provided us with the personal information of a person under eighteen (18), we will delete that personal information from our records and remove any associated identifiers from advertising audiences. If you are a parent or guardian and believe we have collected personal information of a person under eighteen (18), please contact us at the contact information below and we will remove such data.


4. Sources of Collected Personal Information

Family Compounds collects personal information from the following sources.

Information you provide to us directly

Family Compounds collects personal information from you directly when you interact with the Site, purchase Products, register a Listing account, submit a Listing, submit an inquiry about a Listing, use the Referral Services, contact us, sign up to receive emails or SMS alerts from us, participate in a promotion we offer, or otherwise communicate with us. When you use the Site, we may collect your name, email address, phone number, postal and billing address, the billing and payment information you provide at checkout, the content of the messages you send us, and project information when you use the interactive tools. When you register a Listing account, we collect the username, email address, and password you create. When you submit a Listing, we collect the information you choose to include in it, which may include the property address, description, photographs, asking price, MLS or brokerage information, and your or your agent’s name and contact details (the “Listing Content”). When you submit an inquiry about a Listing or use the Referral Services, we collect your name, contact information, location, and any project details or message you provide. Please do not submit Social Security numbers, government identification numbers, or other sensitive personal information that we do not request through the Site.

Information we obtain indirectly

We may receive information about you from the Service Providers (defined in Section 7) that perform functions on our behalf, such as the e-commerce platform that hosts the Site and processes your orders, our payment processor, the carriers that deliver shipped orders, and the providers that deliver our emails and SMS alerts. We may also receive information from the analytics and advertising platforms described in Section 6 about how you reached the Site, how you interact with advertisements displayed on the Site, and how our advertising performs. If a property owner or agent submits a Listing that includes information about another person (for example, a co-owner or listing agent), we receive that information from the submitting party. We may combine this with information we have already collected, such as your contact details and order history, to process your orders, respond to your requests, and improve the Site.

Information collected automatically

When you use our Site, we collect certain information automatically through Cookies and similar technologies, including your IP address, approximate location derived from your IP address, device and browser type, operating system, screen size, device identifiers, the referring website address, the pages, Listings, and Products you view, the dates and times of your visits, and cookie and pixel identifiers, to allow us to operate and provide the Site, to understand how you interact with it, and to serve, personalize, and measure advertising displayed on the Site and to measure and deliver our own advertising on other platforms, as described below. 5. Categories of Personal Information and Purposes for Collection

You may reject and opt out of Cookies and other parts of the Site. When you make a purchase, subscribe, sign up to receive offers, emails, or SMS alerts from us, or otherwise communicate with us through our Site, you may “opt out” of receiving future communications from us for direct marketing purposes by indicating that you decline such communications. You may choose to stop receiving our newsletter or marketing emails by following the unsubscribe instructions included in these emails or contacting us at the contact information below.

If you have opted in to our SMS alerts, you may cancel at any time by texting STOP to the short code, and we will send you a message confirming that you have been unsubscribed. Consent to receive text messages is not a condition of purchase As described in Sections 6, 7, and 8, we share personal information with advertising partners through Advertising Cookies, and you may opt out of that sharing at any time via the “Do Not Sell or Share My Personal Information” link in our website footer or through Cookie Settings [insert link]. We honor opt-out preference signals, including the Global Privacy Control, as a valid request to opt out of sale/sharing for the browser or device transmitting the signal.

Non-personal information

In some circumstances, we may collect aggregated data or anonymize your personal information (so that it can no longer be associated with you) for research or statistical purposes, such as determining which pages, Listings, and Products are most popular. Aggregated or anonymized information is not considered personal information under this Policy. Where applicable, if Family Compounds intends to further process your personal information for a purpose other than that for which it was initially collected, Family Compounds shall, prior to such processing, provide you with relevant information on such additional purpose and, to the extent required by applicable law, obtain your consent. To the extent you provide consent to Family Compounds for any purpose, you may withdraw such consent at any time by contacting us at the contact information below. We do not use your personal information to train AI models and contractually prohibit our service providers from doing so. Third-party advertising and analytics partners process data under their own policies.

Sensitive personal information

The only information we collect that may be treated as sensitive under certain state laws is the payment information you enter at checkout, which is processed by our payment processor, and, if you register a Listing account, your log-in credentials. We do not ourselves receive full card numbers. We use payment information only to complete your transaction and log-in credentials only to authenticate you and do not sell, share, or use them for inference or advertising. Other than those items, Family Compounds does not request or intentionally collect the following types of sensitive personal information: your driver’s license, state identification card, or passport number; your debit card, or other payment card number in combination with any required security or access code, password, or credentials allowing access to an account; your religious or philosophical beliefs or associations, political opinions or membership; the contents of your mail, email and text messages, unless we are the intended recipient of the communication; your criminal background; your citizenship or citizenship status; or any personal information about a known child. We ask that you not send or disclose any sensitive personal information that we do not explicitly collect for the purposes outlined in this Policy or to provide our Site, Products, and Listings to you.

Referral Services

Certain pages of the Site, such as the “Get a Quote” tool and similar tools, host forms through which you may ask us to connect you with third-party building kit providers, builders, lenders, or other providers (collectively, the “Referral Partners”) so that they can prepare a quote or otherwise respond to you about your project. Your use of the Referral Services is voluntary, and you are not required to use them to access the editorial content on the Site.

When you submit a quote request or otherwise use the Referral Services, we collect the personal information you provide through the form, which may include your name, email address, phone number, location, and any project details or message you choose to include. We use this information to process and document your request, to respond to you and provide customer support, and to forward or otherwise disclose it to one or more Referral Partners you ask us to contact so that they may prepare a quote and communicate with you about your project. We may also disclose this information to the Service Providers described in Section 7 that help us operate the quote-request forms and route communications on our behalf.

Family Compounds, and not you, may select the Referral Partner or Referral Partners to which your information is disclosed, and we may receive compensation (for example, a referral or lead fee) in connection with connecting you with a Referral Partner. Because we select the recipients and may be compensated, this disclosure may constitute a “sale” or “sharing” of personal information under certain U.S. state privacy laws. We do not disclose through the Referral Services any sensitive personal information, and we do not disclose the information you submit through the Referral Services to third parties for their own independent direct marketing purposes other than the Referral Partners you have asked us to contact.

By submitting a quote request, you consent to our disclosure of the information you provide to the applicable Referral Partners and to being contacted by them, including, where you have provided a telephone number and separately agreed on the applicable form, by telephone call, text message, or email regarding your project. Any such consent to receive calls or text messages is not a condition of purchase or of receiving a quote, and message and data rates may apply. The Referral Partners are independent businesses; once they receive your information, their use, retention, and disclosure of it is governed by their own privacy policies and practices, which we do not control, and we encourage you to review them.

You may decline to use the Referral Services, and you may opt out of further marketing contact from us as described in Sections 5 and 10 and, with respect to sale or sharing of personal information, as described in Sections 6, 8, and 9, including by clicking the “Do Not Sell or Share My Personal Information” link in our website footer or by contacting us using the information in Section 16. Please note that opting out with us does not withdraw any consent you have given directly to, or otherwise limit the practices of, a Referral Partner you have already asked us to contact; to opt out of communications from a Referral Partner, you must contact that Referral Partner directly. We retain the information you submit through the Referral Services only as long as necessary to forward and document your request, to respond to you, and to meet our recordkeeping and legal obligations, as described in Section 12.


6. Cookies and Other Technologies

A “cookie” is a small file created by a web server that can be stored on a user’s device for use either during a particular browsing session (a “session” cookie) or a future browsing session (a “persistent” cookie). We use cookies, pixels, analytics software, log files, or similar technologies (collectively, “Cookies”) to collect certain information about your online activity on the Site. This information allows us to keep track of analytics, enables Family Compounds to operate, secure, and improve the Site, and, in the case of the Advertising Cookies described below, allows us and our advertising partners to serve and measure advertising displayed on the Site and allows us to measure and deliver advertising for our Site and Products on other platforms.

The Cookies in use on the Site fall into the following categories:

Essential Cookies

The Site uses strictly necessary Cookies to operate and secure the Site, including: Cookies set by our content-delivery and security provider, Cloudflare, to distinguish human visitors from automated traffic and protect the Site; Cookies set by our consent-management platform, consentmanager.net, to store your Cookie consent and opt-out choices; and Cookies set by Google reCAPTCHA to protect our forms from abuse.

Analytics and Performance Cookies

We use Google Analytics, Microsoft Clarity, and Shopify analytics Cookies to recognize unique visitors across sessions; to understand the pages, Listings, and Products visitors view, the paths they take through the Site, and the sources that refer them to us; and to capture interaction data such as click heatmaps and session replays so that we can improve the design and function of the Site.

Marketing Automation Cookies

Our email and SMS marketing provider sets a Cookie that links your browsing activity on the Site to your email marketing profile if you have subscribed to our emails or SMS alerts, so that we can send you the communications you have requested and tailor them to the Products and topics that interest you.

Advertising Cookies

Advertising Cookies are used on the Site in two ways:

(a) Advertising displayed on the Site. We display advertisements from third-party advertising networks, exchanges, and data partners on the Site. These partners set Cookies and pixels that collect identifiers and information about your browsing activity on the Site (and, in some cases, on other websites) in order to select and serve advertisements, personalize advertisements based on your inferred interests, limit how often you see the same advertisement, detect fraud, and measure advertising performance. Based on the technologies currently observed on the Site, these partners include Google (Google Ad Manager / AdSense; e.g., __gads, __gpi, __eoi), Lotame (e.g., _cc_id), LiveIntent (e.g., _lc2_fpi, _li_dcdm_c), and Intent IQ (e.g., _iiq_fdata).

(b) Our own advertising on other platforms. We work with third-party advertising and social media platforms, including Meta (Facebook and Instagram), TikTok, X (formerly Twitter), Pinterest, Microsoft Advertising, and Google, that set Cookies and pixels on the Site. These Cookies transmit identifiers and information about your browsing activity on the Site to those platforms so that we can measure the performance of our advertising campaigns and show you advertisements for our Site and Products on those platforms after you visit the Site.

The use of these Advertising Cookies constitutes “sharing” of personal information for cross-context behavioral advertising, and may constitute a “sale,” under certain U.S. state privacy laws. You may opt out of this sharing at any time by clicking the “Do Not Sell or Share My Personal Information” link in our website footer, by adjusting your preferences through Cookie Settings [insert link], or by enabling an opt-out preference signal such as the Global Privacy Control in your browser, as described in Section 9. We do not share sensitive personal information through Advertising Cookies.

Consent

Before we obtain your consent, we collect only the information strictly necessary to request, document, or manage that consent. We collect additional information through non-essential Cookies only after you have provided valid consent, and only to the extent covered by that consent. You are free to decline non-essential Cookies, but if you do, some parts of the Site may not work properly for you. You may manage preferences via Cookie Settings [insert link], and you may disallow Cookies at any time through your web browser. You may also opt out of Google Analytics by installing the browser add-on available at https://tools.google.com/dlpage/gaoptout/, customize the ads Google shows you at https://adssettings.google.com/, and opt out of interest-based advertising from participating companies through the Digital Advertising Alliance at https://optout.aboutads.info/. 7. How We Disclose Personal Information

We may share or disclose your personal information for the following limited purposes:

Third parties providing services on our behalf

We may share information with vendors and suppliers (collectively, “Service Providers”) who perform services and functions on our behalf, such as hosting and securing the Site and processing orders through an e-commerce platform(s), managing Cookie consent and opt-out preferences, payment processing, fulfilling and shipping the Products you order, delivering our emails and SMS alerts, analytics, and customer support. The sensitive personal information you provide at checkout (your payment information) is only used by the Service Providers that need it to process your payment and to fulfill and ship your order. Service Providers do not have the right to use personal information we share with them beyond what is necessary to assist us, and we contractually require that they (1) protect the privacy of your personal information consistent with this Policy and (2) not use or disclose it for any purpose other than providing the limited service or function for Family Compounds.

Listing parties and third-party providers you ask us to contact

When you submit an inquiry about a Listing, we forward your inquiry and the contact information you provide to the property owner or real estate agent who posted that Listing so that they can respond to you. When you use the Referral Services, we disclose the information you submit to one or more third-party building kit providers, builders, or lenders so that they can contact you about your project. These recipients are independent businesses; once they receive your information, their use of it is governed by their own privacy policies, and we encourage you to review them.

Public posting of Listings

Listing Content you submit is published on the Site, where it is visible to the public and may be indexed by search engines and copied by others. Please include in your Listing only the information you want to make public.

Advertising, ad-technology, and social media platforms

As described in Section 6, we share identifiers and internet or other electronic network activity information with third-party advertising, ad-technology, and social media platforms through Cookies and pixels so that those platforms can serve, personalize, and measure advertisements displayed on the Site and so that we can measure our advertising and show you advertisements for our Site and Products on other platforms. These platforms may use the information they receive in accordance with their own privacy policies. We do not share sensitive personal information with these platforms, and you may opt out of this sharing as described in Sections 6, 8, and 9. Mobile phone numbers, SMS opt-in data, and your consent to receive text messages will not be shared with third parties or affiliates for their marketing purposes; we use service providers only to deliver messages on our behalf.

Aggregate information

We may share non-identifying information, such as aggregate statistics or usage information, with third parties. Any aggregated information shared in this way will not contain personal information.

With your consent

Family Compounds may share personal information with third parties when we have your consent to do so. If you agree to have your personal information shared with a third party, it will be subject to that third party’s privacy policy and business practices.

Legal Obligations

We may disclose information to comply with a legal obligation; when we believe in good faith that the law requires it; at the request of governmental authorities conducting an investigation; to verify or enforce our agreements or policies, including our Terms of Service and any license or listing terms applicable to the Products, Listings, or other content; to respond to an emergency; or otherwise to protect the rights, property, safety, or security of third parties, visitors to our Site, or the public.

Transfer in the event of sale or change of control

If the ownership of all or substantially all of our business changes, or we otherwise transfer assets relating to our business or the Site to a third party (such as by merger, acquisition, or bankruptcy proceeding), we may transfer personal information to the new owner. Unless prohibited by applicable law, your information would remain subject to the privacy policy applicable at the time of such transfer.

Emergencies

We may disclose personal information to appropriate law enforcement or other emergency response professionals in response to a physical threat to you or others.

Other than the sharing for cross-context behavioral and targeted advertising described above and the disclosures to listing parties and third-party providers that you request, we do not disclose personal information to third parties for their own direct marketing purposes.


8. Your U.S. State Privacy Rights

Depending on your state of residence, you may have some or all of the following rights with respect to your personal information, subject to the conditions, exceptions, and limitations of the law of your state:

Right to confirm whether we process, and know/access the personal information we have collected about you

You may submit a request to obtain a copy of or access to the personal information that we have collected about you.

Request to Know

You may request information on the categories of personal information we have collected about you; the categories of sources; our business or commercial purpose for collecting, selling, or sharing personal information; the categories of third parties to whom we have disclosed personal information; and the specific pieces of personal information we have collected about you. You may also request the categories of personal information we have sold or shared and the categories of third parties to whom it was sold or shared, and the categories disclosed for a business purpose and the categories of persons to whom it was disclosed. The categories, sources, and disclosures will not exceed what is contained in this Policy. We are not required to retain information used only for a one-time transaction, to re-identify personal information not stored in that manner, or to provide personal information to you more than twice in a twelve-month period.

Right to correct inaccurate personal information

You may correct or update your personal information at any time by contacting us, or logging into to your account.

Right to delete personal information

You may request that we delete personal information we have collected from you. Subject to certain exceptions, we will, on receipt of a verifiable request, delete your personal information from our records, direct our Service Providers to do the same, and notify third parties with whom we have shared it to delete it unless this proves impossible or involves disproportionate effort. To the extent permitted or required by applicable law in your state, we may not delete your personal information if it is necessary to: complete a transaction you requested, including documenting your purchase of Products or a Listing; protect security and prevent fraud; identify and fix technical errors; comply with legal obligations; conduct internal uses reasonably compatible with the context in which the information was collected; and establish, exercise, or defend legal claims.

Right to data portability (a copy in a portable format)

You may request a copy of your personal information in a portable and, to the extent technically feasible, readily usable format that you may transmit to another controller.

Right to opt out of the sale or sharing of personal information and of processing for targeted advertising or profiling

As described in Sections 6 and 7, we share identifiers and internet or other electronic network activity information, only after receiving your consent, with third-party advertising and social media platforms through Advertising Cookies so that advertisements can be served and measured on the Site and so that we can measure our advertising and show you advertisements for our Site and Products on other platforms. This activity constitutes “sharing” of personal information for cross-context behavioral advertising, and may constitute a “sale,” under certain U.S. state privacy laws. We do not use profiling in furtherance of decisions that produce legal or similarly significant effects. We deliver these communications through the email and SMS marketing provider described in Section 6, which acts as our Service Provider. When you provide your email address or sign up for one of our mailing lists, you may at any time choose to opt out of receiving additional informational or promotional newsletters or marketing emails by following the unsubscribe directions included at the bottom of each email or by contacting us at the contact information below. We will process unsubscribe requests within ten (10) business days. Even if you opt out of marketing communications, we may still send you transactional or administrative messages relating to your orders or the Site, such as purchase confirmations and messages concerning the delivery of the Products you have ordered.

SMS alerts

If you opt in to receive SMS alerts from Family Compounds, you will receive recurring text messages containing new content, floor-plan features, building tips, special offers, and new resources. Consent to receive text messages is not a condition of purchase. Messaging frequency may vary, and message and data rates may apply; if you have questions about your text or data plan, please contact your wireless provider. Carriers are not liable for delayed or undelivered messages. You may cancel SMS alerts at any time by replying STOP (or UNSUBSCRIBE, CANCEL, QUIT, END, REVOKE, OPT OUT), or by contacting us using any method in Section 16, after which we will send you a message confirming that you have been unsubscribed and you will no longer receive SMS messages from us, or by any other reasonable method. We will process unsubscribe requests within ten (10) business days. If you wish to rejoin, you may sign up again as you did the first time. If you are experiencing issues with the SMS program, you may reply with the keyword HELP for assistance or contact us at the contact information below. Mobile phone numbers, SMS opt-in data, and your consent to receive text messages will not be shared with or obtained from third parties or affiliates for their marketing or promotional purposes; we use service providers only to deliver messages on our behalf.

Communications with us

When you communicate with us, including when you submit a Listing inquiry or a Referral Services request, we may retain your communications and materials to process and respond to them, to forward them to the parties you ask us to contact, and to improve the Site and our customer support. Listings, inquiries, Referral Services requests, and the materials you submit with them are also subject to our Terms of Service.


11. Security of Your Information

The security of your personal information is important to us. We follow generally accepted industry standards to protect the personal information submitted to us, both during transmission and once we receive it. The billing and payment information you provide at checkout is transmitted to the e-commerce platform and payment processor described in Section 7 using industry-standard encryption (TLS), and the payment information you provide at checkout is used only by those Service Providers that need it to process your payment and to fulfill and ship your order. However, no method of transmission over the Internet, or method of electronic storage, is 100% secure, and Family Compounds cannot promise or guarantee that hackers, cybercriminals, or other unauthorized third parties will not be able to defeat our security. If a breach of security involving personal information occurs, we will comply with all applicable breach-notification laws. 12. Retention of Personal Information

We retain personal information only for as long as necessary to fulfill the purposes for which it was collected, as described in Section 4 and this Section 12, and then delete or de-identify it when it is no longer needed. We retain records of your orders, the Products and Listings you have purchased or licensed, your order history, and the billing and shipping information you provide at checkout for as long as necessary to process, fulfill, ship, and document your order; to administer the license granted to you for the Plans, including any Plan modifications you request; to respond to your inquiries; and to meet applicable recordkeeping, tax, accounting, and legal obligations. Because all orders for Plans are final and we may need to monitor the license granted to you, we may retain purchase and license records for the duration of the license and for the period needed to maintain appropriate business and accounting records and to establish, exercise, or defend legal claims. We retain Listing account information for as long as your account remains active. We retain Listing Content for the duration of the Listing term you purchase and thereafter as needed to document the transaction and meet our legal obligations. We retain Listing inquiries and Referral Services requests for as long as necessary to forward and document them and to meet our recordkeeping and legal obligations. We retain the content of your inquiries and other communications with us for as long as necessary to respond to them and to meet applicable recordkeeping and legal obligations. We retain your email address, mobile phone number, and related subscription preferences for as long as you remain subscribed to our newsletters, marketing emails, or SMS alerts, and thereafter only as needed to honor your opt-out request and to meet our legal obligations. Information collected automatically through Cookies, including your IP address, browser and device information, and website logs, is typically retained for a shorter operational period; the Cookies described in Section 6 expire at the end of your browsing session or after a set period depending on the Cookie, and you may delete them at any time through your browser.
